  • What are the terms of the lease agreement?

    There are no changes to your lease terms, we will sign a 1 year or longer lease with you. 


  • What happens if a guest causes damage to my property during their stay?

    That’s why we cover a $1 million dollar policy on your home, this covers all damage and accidents that may occur. There is zero liability to our clients.



  • Do I have to have any special permits for you to operate as a short term rental?

    You don’t need any permits at all. You will be renting directly to us. However, some cities may require a short term permit, in which Nichols HomeStays will obtain.


  • Who will be staying in my property?

    Each guest staying in the property will be screened for identification prior to their booking. We collect a copy of their state drivers license as part of the process so we have all their information. Additionally, when guests are traveling they use platforms like ours which gives them a 1-5 star rating. We use these scores to allow us to work with the guests who will be the best fit for our services.

  • Is there any extra work for me as the Landlord?

    Absolutely none at all. We take care of the headache of managing your rental property for you. This way you can enjoy your cash flow without having to be hands on.

  • Is there any extra costs to me as the Landlord?

    There is no cost to you at all. In fact, when you lease to us you actually make more money because we take care of all minor repairs and issues up to $200.
